Qualifications and Experience:

  • Basic technical knowledge of building principles
  • General computer literacy at intermediate level. (Windows, MS Word, Excel and Power Point)
  • Ability to read construction drawings
  • Supervising experience
  • Ability to integrate across functions
  • Valid drivers licence
  • Clean criminal record

Duties and Responsibilities:

  • The Development and Maintenance Manager will overlook both development and the maintenance team (two maintenance managers) and will be responsible for all new builds, remodels, relocates as well as managing the maintenance team.
  • This role also requires the individual to explore and identify possible viable new sites to further grow the company.
  • The Development and Asset Manager reports into the Operations Lead and will collaborate closely with the regional managers, area managers, store managers and relevant contractors/suppliers to ensure that relevant standards are met and maintained in a timely and accurate manner.
  • · Explore and identify new sites for company. Electricity requirements and SDP’s to be verified with landlord/developer on potential and new identified sites
  • Review BOQ’s
  • Remodel planning with area manager – include Team dealing with remodels.
  • A full list of issues must be communicated to the responsible party to resolve, this may include but not be limited to:
  • IT
  • Maintenance managers
  • Area Managers
  • Request quotes from shop fitters and signage companies, doing quote comparisons between contractors as well as accuracy of quote to drawings, requesting quote variations, providing the development manager with final costings for review. Alternative proposals could be made as and where identified,
  • Acquire all miscellaneous items prior to going on site, amongst others all items required to be taken from warehouse as identified at the kick-off meeting, all administrative documents such as:
  • Key handover,
  • Signoff documents,
  • Quality assurance documents,
  • Communications mail to Ops re store closure and responsibilities

Commencement of Construction Phase:

  • Laise with Operations re the closing and opening dates of facility,
  • Communicate various responsibilities and expectations to stakeholders,
  • Confirmation with the AC/RGM that the reconciliation of furniture items sold is accurate and correct
  • Check store cleanliness prior to handover to contractors, if not satisfactory, report the matter to the relevant area coach and inform the development manager if further support is required.
  • Keys handover documentation to be done with main contractor, signatures to be obtained in order to confirm handover point discussed and agreed on.
  • Gather unresolved queries contractors may have for resolution by relevant decision-making prior too and during construction phase in order not to cause any undue delays in the project.
  • Completed document to be kept on record in project file.
  • Notify vendors of any changes in schedule ensure vendors have accepted changes and replied to notifications based on any variations.
  • Weekly update to Ops lead.

Construction closure Phase:

  • Confirmation with Area manager/store manager re the completion of the pre-opening and opening checklist,
  • Point out any deviations to relevant contractor whilst still on site. Any deviations reported but not completed must be added to the snag list,
  • Obtain all relevant certificates from the various vendors for the purposes of obtaining the Fire Clearance as well as the Occupational Certificate. Certificates may include but are not limited too:

Main Contractor:

Electrical CoC,

Plumbing CoC,

Roofing Certificate,

Engineers Certificate,

Glazing Certificate,

Pest Proofing,

Land surveyor report,

Refrigeration:

Refrigeration certificate,

Airconditioning:

HVAC certificate

Ventilation:

Extractor certificate

  • Complete all relevant sign-off checklists such as:

Alarm checklist,

sign -offs,

Keys handover,

Photo register with relevant photos,

Ops handover with relevant snag list and appropriate action and completion timing,

Post Construction Phase

  • Photo compilation, according to photo register,
  • Hand over of facility back to operations, document to be completed via sign off
  • Complete sign-off with contractor and area manager,
  • Compile snag list according to the SMART process. Call snag list meeting with area manager within 2 working days after completing the project,
  • Inspect Facility 1 month after reopening to ensure completeness, quality and accuracy of snags close out,
  • Identify any latent defects for reporting and resolving to relevant vendor.
  • Inspect Facility 3 months after reopening for project closure,

· Administrative Closure

  • Update Data
  • Compile and finalize costing and send to Finance and Ops leads.
  • Scan and store all sign-off documents according to record keeping practices. All sign off as well as Ops Handover to be scanned and mailed to the Ops lead, Hard copy to remain in the admin file,
  • Filing of all relevant as built as well as council approved drawings,

Resolution of all snags on Snag List, and clear all outstanding items

Pay: R30 000,00 - R40 000,00 per month
