Tsebo Facilities Solutions is looking for a Building Foreman to plan, manage, coordinate, and deliver building infrastructure maintenance services across allocated hotel facilities within the complex. The role ensures preventative maintenance, infrastructure reliability, project execution, regulatory compliance, contractor management, and effective leadership of maintenance teams to support operational excellence and guest satisfaction.

Duties & Responsibilities

Preventative Maintenance Planning

  • Assist in developing and implementing a 12-month infrastructure preventative maintenance plan.
  • Identify development, environmental, sustainability, and energy-saving opportunities.
  • Assess infrastructure risks and balance short-term operational requirements with long-term asset sustainability.

Infrastructure Maintenance and Repairs

  • Coordinate maintenance resources and maintenance teams.
  • Plan, schedule, and oversee maintenance work according to approved work orders.
  • Manage contractors performing infrastructure refurbishments and repairs.
  • Investigate and resolve escalated building and infrastructure issues.
  • Conduct quality inspections on completed maintenance work.
  • Support troubleshooting and technical problem resolution.
  • Ensure business continuity planning for critical infrastructure.
  • Manage infrastructure assets, technical stock, spare parts, and inventory.
  • Maintain accurate infrastructure and site layout records.

Infrastructure Projects

  • Define project scope, objectives, resources, and timelines.
  • Develop and maintain integrated project plans.
  • Coordinate contractor selection, installation schedules, shutdowns, and commissioning activities.
  • Ensure compliance with architectural, engineering, and regulatory requirements.
  • Monitor project execution, quality standards, budgets, and deliverables.
  • Prepare progress reports and project review documentation.
  • Maintain complete and secure project records.

Compliance, Governance and SHEQ

  • Assist in developing and updating maintenance policies and procedures.
  • Monitor compliance with building, plumbing, painting, and carpentry standards.
  • Ensure adherence to health, safety, environmental, and legislative requirements.
  • Implement controls to mitigate operational and financial risks.
  • Conduct regular inspections and compliance audits.
  • Promote waste reduction and environmental sustainability initiatives.
  • Identify and address operational risks with relevant stakeholders.

People Management

  • Lead, motivate, coach, and develop maintenance employees.
  • Promote effective communication between management and staff.
  • Drive employee engagement and performance improvement initiatives.
  • Identify training and development requirements.
  • Participate in recruitment and succession planning activities.
  • Manage performance and employee relations processes.
  • Conduct regular team meetings and performance discussions.

Financial and Budget Management

  • Support budget planning and cost control activities.
  • Monitor maintenance expenditure against approved budgets.
  • Contribute to CAPEX planning, forecasting, and project budgeting.
  • Track project costs and report financial performance.
  • Evaluate project outcomes against approved objectives and budgets.

Stakeholder and Contractor Management

  • Engage internal stakeholders regarding maintenance requirements and challenges.
  • Communicate planned maintenance activities, outages, and shutdowns.
  • Manage supplier and contractor performance.
  • Collaborate with health, safety, security, and operations teams.
  • Provide updates to management regarding infrastructure performance and risks.
  • Build positive working relationships with all stakeholders.

Skills and Competencies

Qualifications

Qualifications

  • N3 Mechanical Engineering qualification.
  • Completed relevant apprenticeship.
  • Qualified Trade Test Artisan (Fitter).

Experience

  • Minimum 3 years' experience as a Fitter/Welder.
  • Experience in:
    • Pumps and hydraulic systems
    • Pneumatic systems HVAC systems
    • Pipe repairs Reservoirs and lake pumps
    • Rigging
    • Motor repairs
    • Bearing replacement
  • Supervisory experience advantageous.
